Albuquerque Zoo Peacock Attacks Child 2013

It’s true an Albuquerque Zoo Peacock attacked a child over the weekend. The child sustained mild injuries leaving a cut above the eye and requiring a couple of stitches. The Peacock accused of the attack will be separated during Spring mating season because of this unfortunate incident.

During breeding season there is a lot of testosterone in the air and Albuquerque Zoo visitors should stay several feet away from the free roaming birds to prevent further encounters / attacks between humans and the Peacocks.

While at the Albuquerque Zoo Debbie and I enjoyed this gorgeous Peacock as he strutted his stuff with hopes of alluring a Peahen’s attention. We witnessed several beautiful and magnificent performances by the boys. Did you know that Peacocks actually make a rustling sound with their open plumed feathers and shake their booty to draw the Peahens attention? Peacocks are interesting as well as beautiful but keep your distance and don’t become a victim.

Ring...Ring.. Good Morning this is John McCormack at Albuquerque Homes Realty, how I may help you. Yes this is Mr. Customer my wife and I found you one your website and are interested in interviewing a Realtor and seeing some homes. I would love to help you could you meet me at my office and discuss in more detail what you’re looking for. Umm yes that would be great but actually we need you to pick us up my wife and I are both blind...Say What?

Yep True Story. These two wonderful people were both legally blind,happily married and in need of a Realtor; they were ready to embark on a home purchase. We discussed very thoroughly what they wanted in their dream home and location. Needless to say trust and rapport was paramount as we set off on this very unique home search adventure. They literally saw each home through my eyes and descriptions. There was considerably more talking, touching, discussing, leading, walking and even smelling as we toured each home. We discussed paint colors, carpet colors and condition, high ceilings, low ceilings, kitchen appliances, appearances, how much light and more. My wonderful clients completely relied on what I was seeing and how I was conveying it to them. The floor plan was very important, how it flowed, how it felt, were there steps or trip hazards. Was the yard high maintenance or low, big or small, what was the neighborhood like and how close was public transportation. Needless to say I had such great respect for these two and wanted everything to be just perfect! It did not take too long to find the home they knew was right for them and we started the contract, negotiations and inspections. The contract signing was tedious in order to get those signatures and initials in all the right spots so a gentle nudge in this direction or that to get spot on.

Closing was another big adventure although lengthy with the many pages of documents to be discussed and read aloud by the title officer plus all docs being signed. At one point during closing something was noted about their personal ID's. As it is.. Mr. Customer is very tall African American man while Mrs. Customer is a very petite Caucasian lady...upon this comment she pipes up and says, "Hey I didn’t know he was black", we were all rolling with laughter! These two were a hoot and the experience is one I will not forget. It also showed me that with enough patience and kindness we can do most anything to meet our clients needs.

WHY should I get Pre-qualified? I have not found a home yet

With an increase in Buyers looking to purchase Homes in the Manchester NH area comes in increase in questions. When a Buyer yesterday working with another Buyer Agent argued that they should not have to meet with a Loan Officer yet as they had not had an offer accepted yet, it leads me to believe they are not being guided properly. They soon learned they could not even submit an offer without a pre-qualification letter. Early last night came a call and an apology. This Buyer was so firm in their beliefs because they chose an agent who was not providing any assistance in the buying process and were literally on their own in the buying process.

Their agent was not providing guidance. Did not get them pre-qualified and did not even tell them what the proper process is and why. Come to find out the Buyer drives back by my listing, stops and talks to the seller who is outside and got a real quick lesson in reality,

The Seller informed them why they would not even look at an offer without a pre-qualification letter and also let them know what services i was providing to them as they shop for their new home which will be purchased when this home sells.

The Buyer acknowledged that they were wrong and should have done a better job in hiring an agent. As they floundered with their agent, the home they wanted went under contract.

It is an important lesson for BUYERS to know that the FIRST THING for anyone Looking to BUY A HOME should be to get pre-qualified by meeting with a LOCAL and TRUSTED LOAN OFFICER. The process is usually at no cost and can easily tell you what mortgage programs may be available for you and what you can afford.

The next and perhaps the most important part is by hiring a Buyer Broker who will provide guidance through each step of the buying process. The key is identifying homes when they come on the market, see them quickly and make a good offer the first time. Know that All agents are not created equal. You have a choice and making a good choice equals a good home buying experience.

Please review my Tips and Advice in helping you to get your Dream Home

1. CHOOSING THE RIGHT BUYER BROKER: As a home Buyer in this market you need every advantage you can to get find, buy and close on your DREAM HOME. It starts with choosing the right agent.

a. Using a Full time agent whose sole job is in Real Estate.

b. Using a Full service agent who will guide you through each step of the BUYING process. Discount brokers often equal discount services.

c. Using a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need.

d. Using a well experienced Buyer Agent can give you the advantages you need when Buying your home. Not all agents are created equal. Choose only the best..

2. GET PRE-QUALIFIED: Before even looking at a home you should get pre-approved for a loan. Few Sellers will look at your offer without it. Meet with a local and trusted mortgage broker, they can prequailify you at no cost, they will look at your credit plus your financials and let you know if there are any mortgages that you may qualify for. You should then tell them you are looking at bank owned homes so they can provide you with a list of what condition the property needs to be in for you to be able to get a mortgage.

3. STARTING YOUR HOME SEARCH: After you have found a full time local agent to work with, you got pre-qualified and now you have the price range you should be looking in. You should by now have decided what town/city you are interested in and what neighborhoods you like or do not like.

a. Prepare a list of the towns/cities you like.
b. Prepare a list of any specific neighborhoods you want to move to.
c. Furnish your agent with a list of what condition you would like the house such as in new, good, average condition or can need work etc.
d. Furnish your agent any must have features such as a garage.

Once you get a list of the homes that meet your criteria, my suggestion is to drive by them before you go inside. Narrow down the list to go inside only the homes that meet your needs.

My best tip is to act quickly when needed, area's such as Manchester are experiencing a decrease in listings and an increase of sales. Homes coming on the market are often out under contract very quickly.

4. MAKING AN OFFER: Now that you have found your dream Home, you are ready to make an offer. In a market such as ours with a decrease of homes on the market and an increase of sales, you want to make the best offer possible.

a. WHAT PRICE TO OFFER: You need to assess what the home is worth in todays market and subtract for any needed repairs. Never make an offer using a specific percentage off an asking price as the price may already be well below market value, at market value or priced way too high.

c. ARE THERE ANY OTHER OFFERS? if there are other offers submitted you may only have 1 shot to make your best offer to get this home.

d. CONTINGENCIES: Sellers hate offers with contingencies, strengthen your offer by only including a 7 day home inspection and a mortgage contingency.

As the market here in New Hampshire is stabilizing, the time for Low ball offers is over, your offer should be well written and to the point. Include a copy of your pre-qualification letter to let that seller know you are ready, willing and able to purchase.

IN CONCLUSION: There is a lot of behind the scenes work going on with the purchase of a home. If you did not notice most of these steps, I did a great job. With the decrease in Listings, there is pressure on Agents to provide more service. For agents who have been providing a great service to their clients throughout the last 4-5 years they are being rewarded as home sellers and buyers talk, they let each other know who did the great job or who dropped the ball. As you see it is no accident a home sells. It is through the hard work of the agent.

As a consumer you have a choice. Avoid the thinking that bigger is better. You deserve the Best and that is having some one guide you through each step of the Buying process. If you are looking to purchase a property in NH, you can choose ME. Submitting An Offer: Your Lender Matters

Lenders are important for many reasons and choosing the right one to handle your financing needs is just as important as selecting the right agent. Their importance goes well beyond working on a buyers financing after an offer gets accepted. The current market in Northern Va is fast paced and multiple offers are happening frequently. As a listing agent I always contact lenders on presented offers to get feedback on the potential buyers financing. This doesn’t mean deals can’t still fall through but, I feel a lot more comfortable when I sit down with my sellers and share with them I've spoken to the lender who will be handling the financing.

I had two offers come in on a listing over the weekend. I called loan officers the same day I received them and left messages. One loan officer called back within a couple hours; crickets from the other. The weekend passed and I tried again Monday to make contact. My sellers wanted to make a decision by 5pm Monday night. The offer my sellers were leaning towards was the same one whose loan officer I hadn’t heard back from. I let the agent know the challenge I was having getting in touch with him and she didn’t seem to think it should make a difference.

Well…it did make a difference. When 5pm rolled around I updated my clients that I hadn’t talked to the loan officer and they made the decision to go with the other offer. The offers were close but, in the end no communication from a lender cost one of the buyers from being selected. Communication is required in the real estate business and that includes lenders. With the option of text, email, and phone it's not all that difficult to return someone's message. Choose your lender wisely!

Are you looking for a Meatpacking District Apartment for Sale and have a budget of around $500,000?

First, I always find it important to time stamp this type of analysis as pricing and inventory is always changing.

This analysis is happening in May of 2013, a very robust and active sales market in New York City.

The Meatpacking District Neighborhood in New York City has established itself as a premium location in downtown Manhattan, its combination of historic charm, high end boutique shopping, restaurants and entertainment options have made it one of the most energetic neighborhoods. Apartments for Sale in the Meatpacking District have become a very hot commodity, and one of the reasons is that the supply of Meatpacking District apartments is always very low. There are just not that many condominiums that would be described as being near the Meatpacking District.

If you have a budget of $500,000 what kind of apartment is for sale in the Meatpacking District?

If you are looking for Condominium Sales in the Meatpacking District than the answer is that there is No Availability right now. There is nothing on the apartment for sale right now if you are looking for a condominium for sale for less than $500,000.

The entry level for a condominium in the Meatpacking District usually is going to start around $600,000-$650,000 for a studio, if and when something does come on the market. We've been tracking sales for the Meatpacking District and usually only one or two of this size of apartment comes available every year.

One Bedrooms will vary in pricing depending on the building, for a non-doorman elevator doorman condominium like the Village Pointe Condominium at 350 West 14th Street, one bedrooms are selling in the $800,000 range. In a full time doorman new condominium building like you'd find at 345 West 14th Street or 450 West 17th Street- The Caledonia, expect the pricing to be around $1.5 million.

So as you can see, when looking for Apartments for Sale in the Meatpacking District, the type of building is everything.

The Meatpacking District Neighborhood will continue to have a very limited supply of apartments for sale, it's location between the West Village and West Chelsea Neighborhood has made it a prime location, so expect pricing to remain and exceed its current levels.

Look through bathroom photos on Pinterest, Houzz, and any other online magazine and you'll see that part of the mystic of a beautiful bathroom is a stack of fluffy white bathroom towels. As a professional home stager, we employ this trick from time to time. We know that most people see a neat stack of fluffy white towels as a sign of luxury.

Why does a perfect stack of towels mean luxury?

I'm not really sure we can over analyze this question since understanding the answer can mean more money for our home sellers and as a professional home stager in Chicago, that's my job. Fresh, fluffy, white towels always represent clean. Stacked perfectly on the shelf they represent the life we want. The life we strive for in ever pinned image that our ideabooks can hold. Creating the image of this life can help potential buyers believer that they can have it here, in this home.

Most people don't live this way. Most of us live with a hodge podge of towels. We have some that we know we should have thrown away years ago, and we've bought new ones to replace them, but there they are, all stacked together, a variety of colors and sizes, packed in our closets. Frayed edges, sitting in lopsided piles, we yearn for a more organized life, someday. Maybe if we just had more space.

When selling your home, it's important to understand that the perception of home buyers can mean the difference between a quick home sale, and the offers that are presented. By using imagery represented in digital dream homes and spaces, you can help buyers connect and want to buy. Small changes can make a big difference.

Don't Be The Victim Of An Online Rental Scam

Nancy Laswick brings the fact that we all need to watch our backs when it comes to getting scammed. I hope you read Nancy's post and be safe and not become a victim of an online rental scam.

With the economy slowly recovering and rental rates, for much of the valley, at all time highs there is a tremendous interest in any rental property that looks like a deal.

I received a call yesterday from a young woman interested in renting a home I had recently put on the MLS. She ask if I was the owner and I told her that I was the listing agent. She told me that she had been contacted, (email), by the owner after answering an ad placed in http://www.realrentals.com/ and was confused.

My MLS listing showed the monthly lease rate at $1850 and the owner's ad had the rate much lower. I ask her for more details and this is the story she told. "The owner was on her way to Africa, on business, and was hoping to get the home rented before leaving, the current occupants lease was up and they would be leaving next month. She, the prospective renter, wouldn't be able to see inside the home since it was occupied and the owner would need first and last month's rent but would waive the security deposit since the property couldn't be inspected."

I informed her that I just got off the phone with the owner who was a stay-at-home mom living in Kansas and she failed to mention anything about a trip to Africa or a reduction in list price and that anyone living in the home was trespassing. In other words, she was being scammed.

I was curious if this had happened before and went to the Better Business Bureau web site where I found this regarding realrentals.com

"It has recently come to BBB's attention that this business is the victim of an ongoing rental scam. According to information provided to BBB; foreign entities are posting fake listings on this company's website and collecting cash deposits for rentals which are not real listings or available for rent. Consumers state that their homes are being listed without their consent and consumers seeking rentals are paying $600 upfront deposits to entities overseas. Any consumers with further information about these entities posting on RealRentals.com are encouraged to contact local law enforcement as well as send any further info to info@arizonabbb.org and the company itself. According to our accredited business; they do not charge an upfront fee for their listing services, They are doing everything they can to combat the fake postings and remove them the moment they are discovered."

Even the National Asscociation of Realtors has had it's name used in the rental scam business.

“The National Association of REALTORS® has learned that its good name is being used as part of a property rental scam. In this scam, rental property is offered to consumers, who are led to believe that NAR is functioning as an intermediary to receive rental deposits from prospective tenants and, upon receipt of the deposit, to deliver the keys to the property to the tenant. The tenant is instructed to send money via Western Union to NAR’s purported agent. NAR is not involved in this business and believes it is a scam. NAR has contacted law enforcement officials to request that the matter be investigated."

As with all open posting sites, there is a potential for fraudulent information to be posted. There are many variations on this type of scam and renters have to be aware of this and check out the reputation of the posting site and the poster. And let's be honest if it feels a little weird or too good to be true, you're probably being scammed.

La Centerra Katy Holds Summer Free Concert Series

La Centerra Katy Texas in Cinco Ranch is hosting its free summer live music concert series. These concerts are held on Thursday’s with the next being hosted on Thursday May 9, 2013. The series will last until Thursday May 23, 2013. The music begins at 6 PM and lasts until 9 PM.The music is being played in the center courtyard of La Centerra named Heritage Square. The weekly concerts feature local and regional artists which includes a mix of jazz, rock, country, reggae, latin dance and blues music plus poetic readings and interpretations.

La Centerra is a fairly large shopping and restaurant complex located at 23507 Cinco Ranch Blvd. Katy texas 77494 in Cinco Ranch with the office phone number 281-395-5533. This week the entertainment will include a cool mix of jazz, world music, and some poetic interpretation by Jawad who brings a special mix of smooth soul to anything.

This summer live concert series are being presented by La Centerra and its numerous retailers. Of course these events are always conditioned by the weather permitting statement and any reschedule dates will be posted on the La Centerra’s web site.

Everyone is invited. Food and beverages are available for purchase at the various restaurant and specialty retailers located in La Centerra.

This will provide local residents a great way to unwind from their weekly pressures and get ready for the coming weekend.

After attending the concert on any given Thursday as shown above, I would be very happy to get the opportunity to show you this beautiful Cinco Ranch neighborhood in Katy Tx. in person and explain why it is such a great place to live. Finding Credibility in Real Estate Designations

Obviously, there are many designations and certifications in our real estate industry and we don’t need them all to succeed and some may say we don’t need any of them to succeed, but for me that is far from the truth.

In the beginning of an agent's career an advanced designation may not seem very important and they have had enough training just getting their license and certainly don’t want to spend more time in a class learning more real estate systems. However the more we’re in business the more likely we become attracted to having a few initials at the end of our name.

It’s important to find our niche and become an expert in it. Many educational courses offer seller and buyer representation while others offer working with seniors, farm/ranch, resort, and commercial designations and more.

Designations and certifications are recognized by the National Association of REALTOR’S®and carry more weight and are recognized by our fellow REALTOR’S®. However what we won’t get from a real estate designation is public recognition. The main reason most of us acquiring a real estate designation is for the education and what we learn from the training courses making a huge difference in how we work with the public and representing our clients.

Earning a designation is the opportunity to expand our personal network. Courses result in meeting other agents and forming long lasting relationships for future referrals. Real Estate agents who receive their designation will generally refer a clients to a fellow agent who carries a similar designation.

A Certification: is something that has to do with a specific set of skills that your learn; skills that are usable across a variety of real estate specialties.

A Designation: usually involves specific training for a specific discipline. For instance you can be accredited as a buyer representative or as a financial or residential specialist.

Interesting fact:

According to the National Association of REALTOR’S® survey, sales agents holding professional designations have annual incomes that are, on average, $18,100 higher than those of sales associates who do not have designations.

The Secret to taking a designation course is to take your classes in other cities if possible to meet other agents who you don’t compete against and can increase your chances of receiving referrals.

Can a Buyer get out of a contract if they find a better home to buy?

Scott Godzyk has brought a great question and answer out of the closet! Can a buyer get out of a contract if they find a better home to buy? I hope you drop by give Scott a high five on the golden star and leave him a comment. Scott will appreciate hearing from you.

A Buyer called looking to hire a BUYER BROKER who was looking to purchase a Home in the Manchester NH area. They said they wanted the BEST Agent who would work hard for them. They needed to buy a home right away, they are pre-qualified, they have nothing to sell and have a large down payment to put down. Their key question was "If once they found a home, made an offer, got it accepted... if I was willing to assist them in GETTING OUT of that contract if a BETTER HOME came on the market that they wanted more."

Simply put, they want to go through the motions of Buying a home, pay for an inspection, an appraisal, but then want tio stop it in their tracks and start over if a new listing peaks their interest more?

I had to ask where they would get this idea. They told me an agent from a "national company" told them because they needed to purchase right away and there was not many listings for sale, they could simply switch if a news listing came on the market they liked more.

Next question was why did you not hire this "national company" Buyer Broker? They replied they did, but they did not have time to show them anything and kept sending assistants. They wanted the best and that was not it.

I told them "For me to be the best, I have to provide the BEST advice and this would not be it. That once an offer is accepted and signed and becomes a contract. you can not JUST switch from Buying one home to another. it would be costly, time consuming and could even lead to a lawsuit."

The Buyer asked for clarification where I outlined what it takes to buy a home and what it takes to be released from a contract. The BEST advice is "To take the time to only look at homes that suit their needs and wants, then purchase the right home the right way the first time.

As i was ready for a backlash, ready to bit them farewell, Their answer was priceless. " Well the idea of backing out of a contract to find a new home did sound like the dumbest idea we ever heard, but it came from a professional we thought. Mr. Godzyk your idea sounds like a great plan, that is why we wanted to hire the BEST. Please help us find our dream home." they asked.

The lesson here is that the FIRST THINGS for anyone Looking to BUY A HOME should be to get pre-qualified by meeting with a LOCAL and TRUSTED LOAN OFFICER. The process is usually at no cost and can easily tell you what mortgage programs may be available for you and what you can afford.

The next and perhaps the most important part is by hiring a Buyer Broker who will provide REAL guidance through each step of the buying process. The key is identifying homes when they come on the market, see them quickly and make a good offer the first time. Know that All agents are not created equal. You have a choice and making a good choice equals a good home buying experience.

Please review my Tips and Advice in helping you to get your Dream Home

1. CHOOSING THE RIGHT BUYER BROKER: As a home Buyer in this market you need every advantage you can to get find, buy and close on your DREAM HOME. It starts with choosing the right agent.

a. Using a Full time agent whose sole job is in Real Estate.

b. Using a Full service agent who will guide you through each step of the BUYING process. Discount brokers often equal discount services.

c. Using a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need.

d. Using a well experienced Buyer Agent can give you the advantages you need when Buying your home. Not all agents are created equal. Choose only the best..

2. GET PRE-QUALIFIED: Before even looking at a home you should get pre-approved for a loan. Few Sellers will look at your offer without it. Meet with a local and trusted mortgage broker, they can prequailify you at no cost, they will look at your credit plus your financials and let you know if there are any mortgages that you may qualify for. You should then tell them you are looking at bank owned homes so they can provide you with a list of what condition the property needs to be in for you to be able to get a mortgage.

3. STARTING YOUR HOME SEARCH: After you have found a full time local agent to work with, you got pre-qualified and now you have the price range you should be looking in. You should by now have decided what town/city you are interested in and what neighborhoods you like or do not like.

a. Prepare a list of the towns/cities you like.
b. Prepare a list of any specific neighborhoods you want to move to.
c. Furnish your agent with a list of what condition you would like the house such as in new, good, average condition or can need work etc.
d. Furnish your agent any must have features such as a garage.

Once you get a list of the homes that meet your criteria, my suggestion is to drive by them before you go inside. Narrow down the list to go inside only the homes that meet your needs.

My best tip is to act quickly when needed, area's such as Manchester are experiencing a decrease in listings and an increase of sales. Homes coming on the market are often out under contract very quickly.

4. MAKING AN OFFER: Now that you have found your dream Home, you are ready to make an offer. In a market such as ours with a decrease of homes on the market and an increase of sales, you want to make the best offer possible.

a. WHAT PRICE TO OFFER: You need to assess what the home is worth in todays market and subtract for any needed repairs. Never make an offer using a specific percentage off an asking price as the price may already be well below market value, at market value or priced way too high.

c. ARE THERE ANY OTHER OFFERS? if there are other offers submitted you may only have 1 shot to make your best offer to get this home.

d. CONTINGENCIES: Sellers hate offers with contingencies, strengthen your offer by only including a 7 day home inspection and a mortgage contingency.

As the market here in New Hampshire is stabilizing, the time for Low ball offers is over, your offer should be well written and to the point. Include a copy of your pre-qualification letter to let that seller know you are ready, willing and able to purchase.

IN CONCLUSION: There is a lot of behind the scenes work going on with the purchase of a home. If you did not notice most of these steps, I did a great job. With the decrease in Listings, there is pressure on Agents to provide more service. For agents who have been providing a great service to their clients throughout the last 4-5 years they are being rewarded as home sellers and buyers talk, they let each other know who did the great job or who dropped the ball. As you see it is no accident a home sells. It is through the hard work of the agent.

As a consumer you have a choice. Avoid the thinking that bigger is better. You deserve the Best and that is having some one guide you through each step of the Buying process.
