  • Average Days on Market 407. This number is skewed because of one excessively long listing. The better analysis suggest 225 DOM



A total of 9 units have been recorded as sold since Jan 1, 2011 to Dec 31,2011

  • Sales prices from a low of $35,000 to a High of $64,500
  • Average sales price for the 9 Units $49,317
  • Median price $47,450
  • Smallest Unit sold 784 Sq.Ft 1 Bdrm, 1 Bth
  • Largest Unit sold 1172 Sq. Ft 3 Bdrm, 2 Bth

Sales were off just a bit from 2010 mostly because of inability to gain financing for some buyers.  Some regulations put in place by Fannie Mae and Freddie Mac created some issues that the Hillcrest Park Condominium management needed to work through.  Many of the sales for 2011 were cash transactions but not all.  Speak to your lender about any specifics.

It seems the DOM is high because of the lack of financing available. Hopefully that will improve in 2012.

This is a very affordable condo community.  You should be attracting young buyers as well as retirees with these low prices if you have available financing.

In Maryland, many of the condo communities no longer qualify for FHA financing and that is a very big problem for buyers that need low down payment financing.
