As winter begins to settle in on most New Mexico communities it’s time take all necessary precautions to prevent frozen pipes in your New Mexico home.
It’s never wise to lets these things go until “another day” because our weather can change quickly and dramatically and the damage can be severe.
Here are a few tips to consider when winterizing your home.
1. Insulate any exposed pipes! Pipe wrap may be foam or other type of insulation. Heat
tape is good idea for certain areas and really cold temperatures.
2. Be sure to shut down and drain sprinkler systems. Disconnect and drain garden hoses. Cover outside hose bibs with a faucet cover.
3. It is imperative that evaporative “swamp coolers” and been disconnected from their water source and that both the lines and pan have been drained.
4. On those really cold nights open sink cabinets to allow warm air to circulate around exposed pipes, especially on outside walls. Consider allowing a slow drip of the indoor faucets when excessively cold. Moving water is less likely to freeze.
5. If you plan on being away for an extended time don’t turn your furnace all the way down or off. It is recommended a minimum temperature of 55 degrees be maintained.
Most of today's newer homes have water main shut offs so in the event of a water line break be sure you know where that is located, you should also have the municipal water companies emergency number if applicable.
If major damage should occur you will want to contact your insurance provider immediately and hire an evacuation team right away to begin the cleanup and drying process to avoid even more damage. The insurance institute states that burst pipes are the most costly claims for water damage just behind hurricanes.
