Five Types of Real Estate Investors - The Rehab and Resell Investor
Did you know that there are five types of real estate investors? When talking about residential real estate, there are five types of real estate investors. This week, we will be taking a look at these five types of real estate investors and learning a little bit about each type.
We have made it to our fifth and final type of real estate investor, The Rehab and Resell Investor. Previously this week, we have looked at the other four types of real estate investors: The First-Time Investor, The Move-Up Investor, The Portfolio Investor, and The Performance Investor. Some investors refer to the Rehab and Resell Investor as the "Fix and Flip" Investor or the "Upgrade and Exchange" Investor. For my purposes here today, I will refer to this type of real estate investor as the rehab and resell investor.
The rehab and resell investor purchases a distressed property in order to rehabilitate the property and resell the property for a profit. Not only does this type of real estate investor most likely have an investment team in place but they usually either have contractors or subcontractors in place or are experienced at doing all types of repairs themselves. While many experienced rehab and resell investors are able to make improvements for a quick profit, I do not recommend this strategy for a first-time investor. Rehab and resell investors are usually highly experienced. They are not interested in holding properties for a long time.
Even with a real estate investment team in place, the right Real Estate Investment Specialist adds value to a rehab and resell investor. The right Real Estate Investment Specialist can save the rehab and resell investor time by analyzing properties for the investor.
