How to Dominate Facebook Week 1

I hear over and over again how agents have a Facebook page and they have had it for a while and haven't received any leads or clients from Facebook. It is the same concept as a website…just because you have it doesn't mean it will automatically bring you business. You need to participate and take an active role in your Facebook page otherwise business won't come.

The goal of marketing, including your Facebook page, is to make your audience remember you. You want people to automatically think of you when they think of real estate! Many people feel that they are doing enough and don't want to be too pushy ensuring that their friends and family remember they are a real estate agent. In fact most agents are not doing enough…so get out there and step it up!!!     

Do you have a Facebook profile and business page? If not you first need to set those up. Start with your profile and then you can open a business page. You can have just one or several business pages. If you are just getting started with Facebook I would suggest starting with one page for now, more than that initially can be overwhelming. For a business page you can have your company name, your name sells your city, real estate in your city, city information etc. Be creative and have a page about what you feel your clients and potential clients would want information on.

Here are a few suggestions I have for dominating Facebook. Over the next few Fridays I will continue adding to these. With the launch of the new Facebook Timeline I think this is an opportune time to take a look at how you are using Facebook as a marketing tool.

With that being said I think the first thing to do is embrace the new Facebook timeline…even if you don't like it you are out of luck as your page will automatically switch to this new look over the weekend. Make sure to load a cover photo and take advantage of this great space…it is prime real estate…use it to brand yourself and don't be afraid to keep it fresh and change it every now and again.

Stalk people…what are you serious that is just wrong! Not in this case…take advantage of Facebook and learn about your friends, clients and leads. See what they like and dislike, learn what you might have in common with them. Don't be afraid to strike up a conversation. Actually I encourage you to engage in conversation as this is a great way to get your page seen more. When fans and friends are talking to you it is more likely that you will show up as a suggested person to friend/like to their friends.

Ok, so moving on from being a stalker….reciprocation is important to remember when facebooking. When you give something you will get something in return. Make sure to make comments when you are posting something. If you are posting links or articles from other websites and people make sure to comment otherwise your posts will get stale and people will not be as inclined to engage in a conversation with you or return to your page. In real estate the saying is location, location location. I would say that in Facebook it is all about like, like, like. Like pages, photos, comments anything and everything. The more you like on other people's activity the more likely they are to take an interest on your page and like your activity. I'm sure you have heard of people talking about "sending out a touch" and you can consider "liking" a touch.
