Do you look up to the Big Dogs in Active Rain?

It has become self evident that there really are some Big Dogs in ActiveRain.  From day one as an ActiveRain newbie I have looked up to some of the Big Dogs here in Active Rain.  I have enjoyed the company of million plus pointers, Ambassadors and even some of the awesome ActiveRain staff. We all live by the same rules and guidelines and at the beginning of each day we all put our pants on one leg at a time.  So don't be afraid of looking to these Big Dogs and Heavy Hitters, they are a wealth of knowledge and are usually happy to share a tip, trick or tactic.

In ActiveRain we all should strive to help each other out, have each others backs and make ourselves available when questions or problems arise and lift up our fellow ActiveRainers.  In my opinion looking up to the big dogs in Active Rain is a smart move.  I see no reason to  fix what ain't broken or try to reinvent the wheel.

Sunday, May 20, 2012 Annular Solar Eclipse Best Seen From Albuquerque NM. This is a very unusual and spectacular solar event called an Annular Eclipse.  An Annular Solar Eclipse occurs when the Moon's diameter appears to be just a bit smaller than that of the the Sun, causing the Sun to look like an annulus (ring). This Solar Eclipse will then most of the Sun's light.

The Annular Eclipse will be seen on the Chinese coast, the south of Japan, and the western part of the United States. Albuquerque New Mexico will be the perfect center of this Annular Solar Eclipse path. Albuquerque NM is one of only a few places in the United States to take in the Eclipse at it's fullest.  Don’t miss out on this rare Annular Solar Eclipse of the sun aligning with the moon in a fire like ring!

No Rain Eight Years Ago Today

No Rain eight years ago today only crystal clear blue Albuquerque skies as Debbie and I joined together under a beautiful cottonwood tree. It seems as if it were only yesterday we were surrounded by family and friends in a beautiful garden ceremony.  As we exchanged our vows the hummingbirds were attracted to Debbie’s sweet scented perfume and baby birds chirped happily.  At times the chirping was so loud it made it hard to hear what was being said but making the day even more memorable.  It was as if all was right with the world on that very special day.  The best thing is we thought life couldn’t possibly get any better but indeed it continues to in all ways.  Both of us feel blessed as we welcome and celebrate our eighth wedding anniversary today.  Just sharing a little bit of us and that fact there was no rain eight years ago today.

When to refinance again


Those who refinanced their mortgages a year or so ago, when interest rates averaged just below 5 percent for a 30-year fixed-rate loan, may be wondering whether it’s time to refinance yet again now that rates are at least a full percentage point lower.

Making sense of the story

  • As of Thursday, according to Freddie Mac’s weekly survey, the average rate on a 30-year loan was 3.83 percent, down from 4.63 percent a year ago, setting a record low.
  • According to financial planners, homeowners considering refinancing first should delve into their financial goals, specifically the length of time they plan to live in the home.
  • Some homeowners decide it makes more sense to stay with their current mortgage, especially if the savings are small or they plan to move within a year or two.  According to one financial planner, when homeowners refinance, they’re not building equity; they’re starting at the beginning of the amortization tables.
  • Amortization schedules work like this: In the first few years, almost all of the payment goes toward interest, so the longer the homeowner has the loan, the more is put toward the principal.
  • Those who refinanced in the last year or two don’t have to consider amortization tables, but they do need to know their equity position – and when refinancing would begin to pay off.
  • To calculate that, start with a rundown of all the closing costs, then divide the closing costs by the amount expected to be saved on each monthly payment.
  • Depending on the lender, most homeowners likely need to have at least 20 percent equity, and maybe a little more, if they want to wrap closing costs into the new mortgage.

How to Prove Gas Fireplace Logs are in Good Working Condition

Several months ago, I had a listing that had a Temco Ventless Fireplace. The fireplace had once been connected to an exterior propane tank. However, the seller had disconnected and removed the tank several years ago.

fireplace logsThe buyer wanted to test the fireplace logs during the home inspection but since it was no longer connected to propane, I suggested the home inspector bring a 20-lb propane tank with him to test the fireplace logs. Unfortunately, the inspector discovered that the gas line didn't have a flange to connect to the portable propane tank. So, the buyer made it a condition of the home inspection that either we prove that the fireplace logs worked or replaced them.

My seller decided to call the propane company to have them come out. They told her they could do it but it would be a week and cost her $250. Not only did the cost seem excessive, if the unit didn't work, the propane company wasn't going to be able to tell us what was wrong with the gas logs.

There had to be a way to prove these gas fireplace logs were working.

First, I get the name of the fireplace manufacturer from my seller. Then, I Googled the company name and find out they were located in Manchester TN. I called there and find they were no longer in business. Once again, I Googled fireplace centers in Franklin TN and Nashville Fireplace popped up. I called Nashville Fireplace and explained the situation. They can help us but can't get out to the seller's house for a week. We were scheduled to close in five days. So I asked if there was anyway to get the gas logs to him? Yes, just use a crescent wrench to remove them.

My husband, Tom, and I jumped into the car and drove to the seller's house (she was an elderly woman and had no one to do it for her). He was able to disconnect the gas logs in just minutes. We then head over to Nashville Fireplace.

Ken Fargason Nashville FireplaceThe gas logs hadn't been used in five years, so Ken Fargason gave them a good cleaning. He lit the pilot light and turned on the logs. They lit up in seconds.

Ken tested the gas logs on all four settings. Everything was in good working condition. He provided me with written verification and a photo of the working logs. The best part--it only cost $57.

Crisis averted.

The point of this post...things come up. Problems occur. Make sure you have a real estate agent who has the ability to problem solve. It would have been a shame for this seller to miss out on the possibility of selling her home because her agent wasn't creative enough to get the problem solved.

Patricia Drive, White Plaiins 10605Remember “Kicking and Screaming in White Plains NY”? Well, this property went on the market on April 26, 2012 after 9 months of very hard work.   After receiving multiple offers they signed contracts on May 4 for $20k over asking price.

Needless to say, they are more than delighted.  And when I received this note in the mail today, so was I:
